The first half of 2026 has brought a mixed picture for the property market. UK house prices have continued to edge upwards, while London has moved differently. Rents have also risen, but the pace of rental growth in London has been relatively modest.

For buyers, sellers, landlords and tenants, the figures are useful, but they need context. A national average cannot tell you what a home in West London is worth or what rent a similar property might achieve.

 

House prices: London remains under pressure

The latest UK House Price Index shows that the average UK property was worth £272,188 in June 2026. That was 2.0% higher than a year earlier. London was quite different, with the average property price at £553,870, down 2.5% over the year. It was the lowest annual result among the English regions, although the fall had slowed.

Property type also matters. Detached, semi-detached and terraced homes all recorded annual price increases in June, while flats and maisonettes were 1.6% lower than a year earlier.

That matters when looking at a property locally. Two homes in the same broad area can have very different values depending on their size, condition, layout and type. A headline London figure alone may therefore give a misleading impression of what a particular home could achieve.

Rental values continue to move upwards

ONS figures showed UK private rents rising by 3.3% in the 12 months to May 2026, reaching an average of £1,383 a month. In England, average rent reached £1,442, while London recorded annual rental inflation of 2.0%, the lowest rate in England.

For landlords, that does not mean every property has experienced the same level of growth. Rental values depend on the property itself and demand for that type of home in its local area.
